A serene river running right beside you, a lush banyan tree stretching overhead, and a pool that plays with light through the day.

Birds song in Karjat builds itself around this setting, where the outdoors doesn’t sit at a distance, it becomes part of how the space is experienced.

Inside the Stay

The living and dining space is where the villa opens up first, setting the tone with an easy, open layout. Two bedrooms sit along this level alongside a kitchen and a large hall that brings everyone together without ever feeling crowded. There is an openable facade of glass arch windows that let in just the right amount of light through the day, while the seating area stretches out comfortably, making space for larger groups without feeling tight. As you step into the gallery, the space shifts slightly, with an outdoor dining table that naturally becomes the spot for slow breakfasts and evening snacks, and just beside it, a more relaxed floor seating setup with mats and beanbags, anchored by a mosaic chess table that feels both decorative and usable.

Moving upward, the second floor holds four ensuite bedrooms, with a smaller room designed for kids placed right in the middle. It stays playful without trying too hard, filled with books, games, and details like a hopscotch rug that quietly pulls the space together. Two of the bedrooms open out into private terraces, adding a more contained, quieter pause within the larger home. The level above opens into an open terrace, an unstructured space that shifts with the time of day, from slower mornings to easy evenings.

From here, the layout transitions downward into a completely different energy. The lower level opens into a full games area with foosball, a pool table, table tennis, board games, and a TV setup that makes it easy to settle in for long evenings or live matches. A door from this space leads directly out to the pool, where loungers line the edge and a daybed sits in between, the kind of spot that holds attention without asking for it. Just beyond, a pickleball court that can double up as a badminton court adds a more active layer to the stay.

Following the slope reveals a more private entry to the river, with a small lawn opening up beside it. A pastel blue picnic table sits at the center, simple but striking, fitting just as easily into a quiet candlelit dinner as it does into a sunlit brunch. The lawn stretches out softly, almost like a green carpet, easy under bare feet and open enough for slow mornings, long walks, or an unplanned game or two.



What we loved

The river is what stays with you. The sound of water moving constantly in the background, steady and calming in a way that doesn’t ask for attention but quietly changes the pace of everything around you. There’s a small staircase that leads you down to it, slightly hidden, making the whole experience feel a little more personal.

The overall mood of the space feels easy, where you’re close enough to nature to feel it, but still held comfortably within the villa. It doesn’t feel isolated, just quieter, like you’ve stepped slightly away from everything else.

And then there’s the pool. The way its tones blend into the river just beyond it creates this soft, almost seamless transition, like an ombre stretching across water, where one fades into the other without a clear line in between.
